When selling a home in the city of Santa Monica, the following items should be checked by a ‘dis-interested’ and independent third party retrofitter for full compliance. This ensures all parties, including sellers, agents and their brokers, will be covered in case of problems after the close of escrow.
The incorporated city of Santa Monica requires smoke detectors in each bedroom, bedroom hallway, and on each floor. Smoke detectors do not need to be hardwired, only working. Seismic EQ valve on gas meter is required, and a permit may be required if none is present on city records. Carbon monoxide detector on each level at least. Hot Water heater tank must be double strapped. Tankless water heaters do not need to be strapped. Low flow toilets and low flow showerhead in each bathroom. Contact the city at 310-458-8355 or at eplans@smgov.net or below for more information:
Note: Santa Monica may also have their own online city inspection report of your property when selling, which is in addition to any code compliance retrofit inspection report needed for escrow. Check with the city early in the process at 310-458-8355 or at eplans@smgov.net. Requirements may differ between properties. See link below for more info.
