Retrofit (Realtor Code Compliance) Requirements For Condos and Townhomes When Selling in the City of Los Angeles

When selling an attached home, such as a condo or townhome in the city of Los Angeles, the following items are required to be compliant as per this link from the City of Los Angeles.

  • All toilets must be rated as low flow, meaning they flush 1.6 gallons per flush or less per flush.
  • Glass slider dooring must be glazed or have a security film on at least one side of the sliding door.
  • Water heater tank(s) must be double strapped to prevent tip-over. Tankless water heaters do not need to be strapped.
  • Earthquake shut off valve – Must be installed on either the individual gas meter or one earthquake shut off valve serving all units per building. More information here.
  • Carbon monoxide detectors – Must have a working CO or carbon monoxide detector on each level (at least) and in any sleeping room with a gas appliance, such as a fireplace.
  • Smoke detectors – Must be hard wired only. Must be in each bedroom and adjacent bedroom hallway. A working smoke detector must be on each level of the condo or townhome if the home has multiple floors. Required only on the floors considered living space as per Realtor.

The city of LA 9a report and LADWP Certificate of Compliance, are required to be completed when selling in the city of Los Angeles.
