City of Torrance Retrofit (Code Compliance) Requirements When Selling

When selling a home in the incorporated city of Torrance, the following items should be checked by a independent third party retrofitter for full compliance. This ensures all parties, including agents and their brokers, will be covered in case of loss, injury or death after the close of escrow.

City of Torrance requires working smoke detectors in each bedroom, bedroom hallway, and on each floor. Smoke detectors can be either battery type or hard wired type. Seismic earthquake valve on gas meter is not required. Carbon monoxide detector on each level at least. Hot Water heater tank must be double strapped. Tankless water heaters do not need to be strapped. Low flow toilets and showerhead in each bathroom. City certificate is required from inspector or retrofitter.

Note: Some properties have a Torrance zip code (ie 90502) but may be outside of the incorporated city limits. In that case, the same compliance items apply with the exception of the mandatory city certificate.

Torrance city website is here. The form(s) below will be filled out and delivered to escrow after the inspection. Call us with any questions you may have at 310-800-4418.
