When selling a home in the Belmont Shores (or nearby) area in the County of Los Angeles, the following items should be checked by a independent third party retrofitter for full compliance. This ensures all parties, including agents and their brokers, will be covered in case of loss, injury or death after the close of escrow.
Belmont Shores area requires working smoke detectors in each bedroom, the adjacent bedroom hallway, and on each floor of the home. Smoke detectors can be either battery type or hard wired type. Seismic earthquake valve on gas meter is not required. Carbon monoxide detector is required on each level at a minimum. Hot Water heater tank must be double strapped. Tankless water heaters do not need to be strapped. Low flow toilets (1.6 GBF) and newer low flow showerhead in each bathroom are required.
Belmont Shores (Realtor) code compliance falls under the jurisdiction of the City of Long Beach, which falls under the requirements for the County of Los Angeles, and the State of California when selling. Belmont Shores is not an incorporated city, only an area within the incorporated City of Long Beach.
