Moorpark Retrofit (Code Compliance) Requirements When Selling

Most Realtors in Moorpark (Ventura county) ‘waive’ RPA governmental code compliance when selling, even though given the option, many sellers would opt for a ‘retrofit’ or ‘code compliance’ inspection upon sale to cover their liability after the close of their escrow.

When selling a home in the city of Moorpark, the following items should be checked by a ‘dis-interested’ and independent third party retrofitter for full compliance. This ensures all parties, including sellers, agents and their brokers, will be covered in case of problems after the close of escrow.

Homes in Moorpark, as well as in the county of Ventura, upon sale, require working smoke detectors in each bedroom and bedroom hallway, and on each floor. Smoke detectors can be either battery type or hard wired type. Seismic EQ valve on gas meter is not required. Carbon monoxide detector on each level at least. Hot Water heater tank must be double strapped. Tankless water heaters do not need to be strapped. Low flow toilets and showerheads in each bathroom, state standard is 1.6 GBF.

The city of Moorpark follows the guidelines for county of Ventura. Ventura county guidelines are the same as for the state of California when selling.

    1. Yes, and the city of LA requires a signed LADWP certificate to certify items are present. City of LA requires toilets currently to be 1.6 gallons per flush or less when selling.
