Mobile Home Retrofit (Code Compliance) Requirements When Selling in the County of Los Angeles

Most Realtors commonly ‘waive’ mobile/manufactured home RPA governmental code compliance when selling, even though given the option, many sellers would opt for a ‘retrofit’ or ‘code compliance’ inspection upon sale to cover their liability. When selling a home here, or anywhere in the county of Los Angeles.

When selling a mobile or manufactured home in Los Angeles County, the following items should be checked by a ‘dis-interested’ and independent third party retrofitter for full compliance. This ensures all parties, including sellers, agents and their brokers, will be covered in case of problems after the close of escrow.

Mobile/manufactured home upon sale, do require working smoke detectors in each bedroom and bedroom hallway, and on each floor. Smoke detectors can be either battery type or hard wired type. Seismic EQ valve on gas meter is required for certain cities, see this list. (Note: Earthquake valve installations may be considered a ‘custom’ job, due to different home siding state code requirements.) Carbon monoxide detector on each level at least and any sleeping room with a gas appliance. Hot Water heater tank must be double strapped. Tankless water heaters do not need to be strapped. Low flow toilets and showerheads in each bathroom.

These codes apply to any mobile or manufactured or modular structure, either located on fee simple owned or leased land, in the county of Los Angeles.
